You should know that after every twenty seven years the value of a building reduces to zero value in US. However the value of land always goes on increasing. This it self tells the story. The land is the most important in any real estate property. Most of the people think that investing on land is a game played by big investors. They are the one who buys land and then build some commercial building, apartments, condos etc. however I must tell you that this is not really the case. Almost any body can buy land and hence enjoy the profit by selling it.
Some of the profits are:
1.Higher income (annual return on investment).
2.Ground floor with less risk.
3.Better financing terms.
4.Superior litheness for maximizing value.
5.Easy asset management
I must tell you that there is always profit in pre- construction. You must have heard about the advance booking. I will explain it to you. The builder who builds a new building sells most of its plots in advance and in return of a good amount of money. He books it for them. He shows all the receipt in bank and very easily gets the required loan.
If he can earn profit why cant you. Yes, it might be that you cannot afford to build a building. But even if you build your own house you will easily find out that you are in profit. I will list some profit for you.
1.It cost less for construction than the amount which you spend on buying a built house.
2.If you buy a land then you can always design the house according to your choice.
3.The building which you will build will be zero years old. I would like to explain this point. You must know that the value of a building in US diminishes in 27 years. Hence you should not really buy old properties. Unless and until you find out that there is no loss if you make the new building completely.
It's really a cat and mouse game as far as the real estate is concerned. There is no similarity between real estate and any other field. And pre-construction properties really provide great provide great profit to all of us whoever invests in it. Even if you buy a land and leave it for four to five years, you will be in profit because; if the land cost $150000 now then it will cost $200000 after five years. However, I must tell you that builders make more profit because they buy the land and build a master piece on it. I must tell you that you can also make profit but you have to take some steps like, "Buying the land".
